A great hardscape transforms the way you experience your outdoor space — turning an unused slope, a bare patch of ground, or an awkward transition into a place to relax, gather, and surround yourself with the natural beauty of Summit County. A flagstone patio where you take your morning coffee. A winding pathway that draws you through the garden. A boulder wall that feels like it grew out of the hillside. We design and build spaces that feel natural, comfortable, and completely at home in the Summit County landscape.

Hardscape at this elevation has to be built with intention. Freeze-thaw cycles, heavy snowpack, and shifting soils demand materials and methods that move with the ground rather than fight it. We build with natural stone, boulders, and materials selected for Summit County's specific conditions — designed to hold up season after season without losing the character that made them worth building in the first place.

We also approach hardscape with fire mitigation in mind. Non-combustible materials, thoughtful placement, and defensible space design are woven into every project. It's not an add-on — it's part of how we build in Summit County.

Services

AJ & A Rake Ltd. provides landscaping, hardscaping, irrigation, and related outdoor services in Summit County, Colorado. These Terms govern all service agreements between AJ & A Rake Ltd. and its clients.

Estimates

All services begin with a written estimate. No work is initiated until the client has reviewed and digitally approved the estimate. Estimates are valid for 30 days from the date of issue. Scope changes after approval may result in a revised estimate.

Payment Terms

Payment is due upon completion of each service unless otherwise specified in a seasonal service agreement. We accept check, ACH bank transfer, and major credit cards. Recurring maintenance contracts may be invoiced monthly. Overdue balances are subject to a 1.5% monthly late fee.

Cancellation

Recurring maintenance contracts may be cancelled with 14 days written notice. Project-based work (hardscape, landscape design, irrigation installation) that has been scheduled and materials ordered may be subject to a cancellation fee not to exceed the cost of materials already procured.

Insurance & Licensing

AJ & A Rake Ltd. is fully licensed and insured for operations in Summit County, Colorado (License #SCL-2847). Proof of insurance is available upon request.

Scope of Work

Work performed will be as described in the approved written estimate. Any additional work requested on-site will be quoted separately and requires approval before proceeding. We do not perform work outside the agreed scope without client authorization.

Limitation of Liability

AJ & A Rake Ltd.'s liability is limited to the value of the services provided. We are not liable for pre-existing property conditions, underground utilities not properly marked by the client or utility companies, or damage resulting from client-requested deviations from our professional recommendations.

Weather & Conditions

Summit County weather can be unpredictable. We reserve the right to reschedule services due to unsafe weather conditions, with rescheduling communicated promptly to the client. No penalty is assessed for weather-related postponements.

Property Access

The client is responsible for ensuring safe and lawful access to the property on scheduled service dates. If access is not available and no prior notice was given, a trip charge may apply.

Photos & Documentation

We photograph completed work for quality assurance and to send to clients. We may use project photos in our portfolio or marketing materials. Photos will not include identifying personal information. If you prefer your project not be featured, notify us in writing.

Dispute Resolution

Any disputes arising from services provided by AJ & A Rake Ltd. will first be addressed through good-faith negotiation. If unresolved, disputes are subject to binding arbitration in Summit County, Colorado, under Colorado law.
